Use of this website
The content on this site is provided for general information about Florida permitting and about our services. Using this site does not create a client relationship with us. A client relationship begins only when we have agreed a scope of work in writing.
Scope of services
We provide engineering and architectural design, drafting and plan preparation, permit facilitation and filing, private provider plan review and inspection services under Florida Statute 553.791, code compliance resolution, and contractor licensing and registration support. Professional design services are performed under the applicable Florida professional licenses and certificates of authorization held by the firm. We are not a law firm and do not provide legal advice; where your matter requires legal representation we will tell you so.
Accuracy and jurisdictional variation
Permit timelines, fees, code requirements, portal names and procedures described on this site are general guidance based on our experience filing across Florida. They change, and they vary between the state's 67 counties and 400+ municipalities. Nothing here should be relied on in place of confirmation from the authority having jurisdiction over your specific project.
Schedules and commitments
Any schedule commitment we make to you is set out in your written engagement agreement and we stand behind it. Where a step depends on a third party we do not control — a building department review queue, a state agency, a utility, or a client-supplied document — that dependency is identified in the engagement so both sides know what the schedule rests on.
Agent authority
Where we act on your behalf we do so as your authorized agent under your license and qualifier, or as the property owner's agent, with signed authorization. You remain the permit holder and remain responsible for the work performed under the permit.
Fees
Our professional fees are quoted separately from government fees. Government fees are set by the jurisdiction, are passed through at cost, and are not refundable by us.

Limitation of liability
To the fullest extent permitted by Florida law, our liability arising from the services is limited to the professional fees paid to us for the specific engagement giving rise to the claim.
